The Buying Process


Purchasing a home can be overwhelming; however, we hope to reassure you that you shouldn't be too worried and that the home buying process can actually be very rewarding.  Sure, it can be a lengthy and involved process, but here we will give you tips and steps on how to help make your home buying process a breeze.  Here’s a general guide for the real estate buying process:

1. Research

  • Find out what's out there!  Do you know what kind of property you want to purchase?  Do you know the location of where you would like to live? Think about those questions and then use our search tool to find Black Mountain and greater Asheville area homes for sale.

2.  Interview & Hire Your Realtor

  • Interview your Buyer's Agent.  This is extremely important as you are putting all of your trust in them to help find your perfect home and assist you with one of your biggest life events.Your needs should be the center focus and we strive to be sure you are educated along the way. For us, working with you and your family is the start to a new lifelong relationship.

3. Get Pre-Approved

  • If you're thinking about moving to the Black Mountain or greater Asheville area, you need to know how much you can afford and what your monthly payment will be. You can use our Mortgage Calculator to estimate what your payments will be, but before you start looking for your new home, you want to know what a lender will lend to you.
  • A pre-approval letter is also needed when you and your Buyer's Agent find your dream home and want to make an offer. It's also important to shop for your lender. Having multiple lenders compete for your business gets you the best deal and the lowest payments.

4. Search Available Properties And View

  • Your Buyer's Agent will compile a list of your wants and needs for your new home.  They can set you up on a search in our MLS to send you all homes in your selected area with your selected criteria.
  • Be sure to check out properties sent your way and notify your Buyer's Agent of any homes you would like to see.
  • When you find a home you’d like to purchase, act fast.

5. Making An Offer

  • Your Buyer's Agent will help you present an offer to the seller and handle any negotiations on your behalf. They are responsible for helping you get the best price possible.
  • Buyer and seller will sign required documents.

6. Choosing Your Attorney

  • It is likely that your Buyer's Agent will advise you in getting a real estate attorney, who will prepare closing documents and explain the legal implications of purchasing property.

7. Don't Forget a Home Inspection

  • Get to know the property you are buying!
  • Have a licensed inspector check the house structure, evidence of termites, mold, or any other issue that the seller may need address.
  • Consider optionally available radon testing.
  • You may ask the Seller to make repairs before you take possession of the home.

8. Closing

You’re almost there!

  • You will be notified of the date, time and place of your closing.
  • You and your Buyer's Agent can arrange a walk-through to make sure nothing has changed on the day before or day of your closing.
  • Be prepared to sign all closing documents.
  • A HUD settlement statement will be signed and recorded by attorney.
